I regularly check all of MiddleTown Property Group’s various Google Business listings for recent reviews. Today, when I went to check MiddleTown Student Living’s Google Business listing, I discovered it was missing.
The MiddleTown Student Living Google Business listing now redirects to another Google Business listing for MiddleTown Living.
Conveniently, when the MiddleTown Student Living Google Business listing came down, so did all of the negative reviews associated with it. Classes start at Ball State today (August 19th). The timing of this little change seems… suspicious, to say the least.
It seems that MiddleTown Property Group has pulled down the MiddleTown Student Living website, as well (it now redirects to liveatmiddletown.com). The only way to see the previous MiddleTown Student Living website now is by going to the Wayback Machine.

Is it a coincidence that the MiddleTown Student Living and the MiddleTown Student Living Google Business listing have been yanked now that classes have started at BSU?
Is it a coincidence that it happened just days after students began MiddleTown Property Group Sucks flyers up around campus?
Are the rumors I’ve heard that MiddleTown Property Group is planning to restructure & rename their campus-based property management company in an attempt to maliciously mislead unsuspecting students into continuing to do business with the same avarice-driven predators behind MiddleTown Property Group, just under a different brand moniker?
If you hear anything about MiddleTown Property Group rebranding or restructuring, please contact the Indiana Attorney General’s Office using this form.
Below are some of MiddleTown Property Group’s current campus-area Google Business listings. This is not an exhaustive list. They put a lot of effort into concealing & masking their atrocious reputation and I haven’t completed an exhaustive audit of their corporate entities and identified all of the properties they own and/or manage around Muncie… yet.
MiddleTown Property Group also owns all of the properties around campus referred to as “The District“.
- District on Riverside
- District on Wayne
- District on Oakwood
- District on University
- District on Bethel
- District on Linden
- District on Wheeling
- District on Gibert
- District on Martin
- District on Dill
- District on Calvert
I have my suspicions that MTPG intends to restructure, transferring ownership of MFDUs (multi-family dwelling units) they intend to keep over to a new or separate corporate entity (DEED Holdings, LLC, perhaps?). That would leave all the now-damaged, decrepit, virtually uninhabitable, and underwater SFDUs (single-family dwelling units) under the MiddleTown Property Group corporate umbrella, at which point they’ll allow the business to go into default and ultimately declare bankruptcy, unloading all of the damaged & decrepit properties currently in their portfolio on “The Bank”. Then they’ll simply continue their SOP under a new brand moniker, The District… and the whole predatory cycle will begin again.
It’s an election year for Indiana’s Attorney General. And given MiddleTown Property Group’s documented history, AG Todd Rokita may just decide to make an example out of them by not only pursuing civil charges, but maybe even criminal charges. The writing is on the wall and every time the Brothers Wilson hear a politician talk about holding predatory property owners and corporate landlords accountable, their anxiety has to spike. Their lawyers are no doubt telling them that it’s only a matter of time before the deregulation pendulum swings back aggressively in the other direction and they find themselves facing a reality in which they are considered “corporate landlords” who are no longer permitted to monopolize the rental market on Ball State campus. At the same time, so many of the SFDUs in their portfolio are in such a state of disrepair, there’s no way they’re worth anywhere near what’s owed on them and MiddleTown Property Group will never be able to find local, individual buyers. I wonder how many property owners hired MiddleTown Property Group to manage their properties and now have tenant and/or maintenance issues at their properties that open them up to legal liability.
Packaging all their SFDUs and selling them off as lot to one of those “New York hedge funds” the Brothers Wilson like to threaten to sell out to would have been an option before, but given the scope of the investigations MiddleTown Property Group is facing, not to mention the specter of a class action lawsuit that could easily see plaintiffs numbering 1000 or more, I’m not sure there’s a corporate monstrosity, foreign or domestic, that would touch MiddleTown Property Group now. I can’t imagine MiddleTown Property Group could really even risk giving a sophisticated, experienced prospective buyer access to do due diligence. MiddleTown Property Group’s house of cards seems on the verge of tumbling down and I’d be shocked if the scheme they’re cooking up doesn’t involve some kind of bankruptcy. They’ve dug themselves quite a hole here… they better have good lawyers; really, really good lawyers.
