Worst landlords on the planet
I moved our family in to lightning hill apartments in lagrange indiana run by middletown properties and it was by far the worst apartment experience of my life. There apartment was not up to oar upon move in and they knew it. Their hot water pipe for the bathtub broke in the on position for 2 months running up our utility bill and preventing us from having even a single drop of usable hot water and this happened twice, they didnt care and didnt even call anyone to fix it for 2 months. Their maintenance crew mowed our lawn and sent a rock through our bedroom window leaving shattered glass outside for 4 months during the winter, they didnt care.… Read more… “Worst landlords on the planet”
Walls made of painted mesh and ceilings aren’t supposed to be on the floor
March I had to be out of where I was at, got a motel until I could get first months rent and security deposit up for a place. Looked at a few apartments and one from Middletown properties. Place seemed nice enough and better than a motel. I get paid bi-weekly so the end of March I made half the security deposit in order to move in April 10th because I got paid the night of the 9th. April ninth comes I make the remaining payment and wait hours for my codes, no keys. Then I’m told I have to pay another 15$ (not counting the 10$ service fee so another 25 all together on top of everything I had… Read more… “Walls made of painted mesh and ceilings aren’t supposed to be on the floor”
Fuck MiddleTown!!!!!
Well it’d be a novel if I typed every awful encounter I’ve had while living in Linden Place apartments through Middletown property group. I’ll start from oldest to newest issues (because it’s something new and terrible going on every other fucking week it seems.) but basically, upon moving in I took tons of photos and made multiple maintenance requests for things I noticed were not how they should be. For example, the screen to the patio door isn’t even connected to said door. I moved in at the end of June and we had to pay $300 dollars to move in 3 days early yet an entire month of rent adds up to a little over 1k (even though rent… Read more… “Fuck MiddleTown!!!!!”
What legal recourse can be done?
We rent through Middletown Properties and have since we moved here in March (we had to move from the place we’d lived in for 6 years, so there wasn’t a “you shouldn’t have rented from them” moment because we were about to be homeless if we didn’t move, and no one else had availability. Every month, it’s something from them. This month, they changed our 12 month lease with 30 days prior notice and want us to provide our own electric despite our lease stating we pay utilities via them. I know what Indiana law states about fixed term leases. Do I need to contact legal aid? We’re disabled. These constant changes are stressful, and not abiding by Indiana law… Read more… “What legal recourse can be done?”
Fables & Falsehoods
March 28, 2025 I responded to an online rental advertisement. I now deeply regret that decision. March 31st I went to the MTLPMG sales office and spoke with the sales team. The company’s horrible miscommunication in November and December 2024 lead to me being homeless, as their unprofessional management did not adequately place me in their data system as a sublease tenant. I enthusiastically reminded the sales team of that event, in which many employees from multiple departments expressed their deepest apologies and assurances of nothing to go awry in the future. I was told the employee responsible for making me homeless is no longer employed by the company. (This later turned out to be a fable of falsehood). That… Read more… “Fables & Falsehoods”
F*** Middletown
We moved in under Middletown in June of 2024. It was my boyfriend and I’s first place together and we were excited, then we started hearing the horror stories, then the group…. upon move in we had no smoke detectors. In Indiana that is illegal, and that should’ve been our first red flag. Should’ve put everything back up on the U-haul and left. But we didn’t. Also upon move in, we put in requests for multiple things (leaking and loose faucets, we had broken window panes, only 1 window had screens, we had a non-functional back door, DIRTY SOCKS taped in a doorway for weather stripping, plus much more. They came and fixed one faucet, and replaced the socks for… Read more… “F*** Middletown”
Unrentable
Middletown has jerked me and my spouse around since move in. They advertised the property as a fenced in 1 bed 1 bath with central air. When we were shown a tour, the fence was not put up. Which wasn’t a problem until we put in multiple work orders over the span of 6 months. They finally canceled the work order because it could not be repaired in the weather conditions we had. The central air has not worked since we moved in. Our thermostat THIS morning on 1/20/25 read 58 degrees when it was set to 75. We have had problems even in the summer trying to keep ourselves cool. They have given us window units for air and… Read more… “Unrentable”
My traumatizing experience
So not having the best day so far. This morning my daughter was in her room with only a pull up on, playing as I was taking a shower. I heard a hard knock at the door as I was not expecting someone. As they kept knocking I just thought they would end up going away or leaving a note. After the last knock he said he was going to come into my house. I was scared like any other small woman with a little daughter herself. I hurried out of the shower and grabbed my daughter and ran into my room. I hurried some clothes on and hurried her clothes on and came to the door as he was… Read more… “My traumatizing experience”
Just Straight Up Distasteful
I rented through them prior to this current time before in either 2020 or 2021 in one of the Canterbury townhomes, however, I lived with three other people at the time as well and, usually they handled the communication. But, I remember having central air and the air conditioning went out through the whole little community, and they solved it by proving everyone with A window unit, for a two story 3 bed unit when there was a HEAT WARNING… and at the time I ended up leaving the property due to my partner who was one of the people on the lease… being abusive and despite me having a video of him when he was threatening to kill me,… Read more… “Just Straight Up Distasteful”
ugh
My story isnt as bad as the others, but still a frustrating experience with mtpg regardless. Moved in August 2024 and was told our unit was all electric, so we only had to pay that utility. Come to find out the water heater was gas, so we would have to pay for that. It was such a hassle to figure everything out with the gas company and mtpg. After 3 weeks of crying in cold showers, it got resolved, but I had to talk to like 5 people to get to someone who remotely knew what they were talking about. In october, they sent a guy to replace our heater for the winter. He was there for 3 days, and… Read more… “ugh”
Middletown nightmare
We had a mold issue so bad in the rental I had that it killed my cat, made my kids sick, our kitchen was constantly leaking water into the basement causing it to flood, our pipes would also back up when we ran the washer. We were also harassed incessantly to either renew our lease for another year not even a month into what was my current lease. Work orders were rarely completed on time or at all. Showed up unannounced for an inspection while I was recovering from surgery and unable to move. Place was an overall nightmare.
Disastrous Day
In the span of eight hours at the District on Martin, our ceiling sprouted a huge leak and our outdated oven caught on fire. There’s now a hole in the ceiling and the maintenance guy had to climb onto the roof to patch the primary hole (there won’t be a roofer to see it for a few days and it’s supposed to rain). A few hours later, I put a casserole in the oven and after a few seconds, the coil to this decades old electric oven cracked and caught on fire. We had to call the fire department to come and disconnect the oven. This is the second time we’ve had to call the fire department for problems at… Read more… “Disastrous Day”
Sued by Middletown 5 years later
I moved out of a middletown property in 2019, and am being sued by them more than 5 years later for alleged damages. the statue of limitations is 7 years, so they waited until time was running out to take legal action. When I lived in their apartment, they charged me a “non refundable redecoration fee” instead of a security deposit, and are trying to use that as the reason they do not have to abide by indiana security deposit laws. they admitted in an agreement with the Indiana attorney general that this fee was unlawful. they have not changed since this investigation, and are now suing me and my former roommates for several thousand dollars. we moved out months… Read more… “Sued by Middletown 5 years later”

Current apartment has moldy ac, roaches and can’t turn off the heater so we have to leave are ac running year round….
Moved in Tuesday, roaches galore by Wednesday, bed bugs by Saturday night
I moved in on October 15th 2024 out of desperation with nowhere else to go. By the morning of October 16th I had already noticed numerous problems with my apartment including a severe roach infestation along with mice in the ceiling. I reported these maintenance requests only to have my resident portal shut down mysteriously by Friday night. And up until Friday night it was just technician contacted… No appointments set, no answers to the roach situation whatsoever. Well last night, the night of October 19th into the 20th I was awakened at 2:30 a.m. to a bed bug on my couch… Not even living there 5 days and I have roaches, mice, and bed bugs. First thing tomorrow morning… Read more… “Moved in Tuesday, roaches galore by Wednesday, bed bugs by Saturday night”
2117 N Hollywood Ave
I lived at this place from August 2022-May 2023 with three other people. When we arrived they tried to push back our move in date despite being August 15th. We entered the house welcomed by dusty rooms, broken blinds, and one roommate’s room electricity not working which also connected to half of the kitchen. The backdoor light was never fixed despite requests and they tried to make us pay for a new one. One roommate’s father has to fix our mailbox or the HOA would take our mail away. Most of our maintenance requests took months to process. At the end of our lease they made us pay for damages they caused before our move-in as well making up bullsh!t… Read more… “2117 N Hollywood Ave”
Sewage Issues from Hell/started the movement against them
Middletown thought they would get away with charging me a $465 sewage fee for a broken main sewer line. The constant busting in the house on my kids and I.. I started the movement against them as just one person- protesting outside their offices, contacting news channels and city council, getting the Attorney General involved, started a petition against them and so much more. These crooks need to be put out of business. They lied on me to major news channels and slandered my name. Robbed me and my kids of security in a house that was $1,700 a month. I took it them and started the FB group against them. Now we are united and must pursue justice for… Read more… “Sewage Issues from Hell/started the movement against them”
Feeling Ignored
Me and my partner moved into an apartment right out of the dorms. This apartment was owned by Middletown property group. The day we got there so many things were wrong. All our doors were broken, It looks like swat came through. The balcony door didn’t have a lock on it, This made us a little scared for our safety. The carpet was ripped up, the closet shelves were broken, and a lot more. Maintenance requests were put in in early August, nothing happened. I started calling the office and finally got them to fix the balcony door lock problem after a month. We are now in October and I have called many times and nothing has happened. We can’t… Read more… “Feeling Ignored”
Infestation
We are currently infested with mice in our entire building. It is horrible and unsanitary!!! We have to wipe and clean the counters and sweep and mop every morning and night to clean up the mice droppings. When we talked to the office they told us we was responsible for the expense of the entire building being exterminated. Not just our unit!!! The whole building. We also have black mold growing all over inside the walls, under cabinets. Ceiling in the bathroom is rotting away from the moisture.
MTPG did not let me move into the unit that I signed a lease and paid rent for
On August 27th, 2024, I signed a lease with Middletown Property Group (MTPG) for a unit in Garrett, Indiana. The listing was on Zillow and while the property didn’t look fantastic, it seemed livable, was within my budget, and was in a good location for where I was about to start working. I was also unable to tour the property before signing the lease (learned my lesson on that one) because at the time I lived nearly 4 hours from Garrett. While texting with a representative I was able to work out a move-in date of August 30th. Myself and MTPG agreed to the date and I paid the security deposit ($400), prorated August rent (~$140), and September rent ($846).… Read more… “MTPG did not let me move into the unit that I signed a lease and paid rent for”
Resident
They haven’t fixed their elevator in more than half a year I figure, didn’t think to take pictures. I’m pretty sure that’s illegal on its own. I didn’t think to take pictures of it, figured they would fix it. My concern is for handicap people or the injured. As for me I have a weak right leg and am weary of walking down these flimsy stairs, but okay walking up. 2000 N. Oakwood Ave, signs “out of order” have been there forever, my witnesses are everyone in the building.
Water Issues
There were a few major issues relating to water while I lived at Beacon Hill (after MTR bought it halfway through my lease). The first was with our water heater. It broke at least twice in late winter/early spring and we had a super hard time getting anyone to come look at it. We were taking cold showers for days! When they did finally come, the maintenance people flooded our bathroom TWICE. They made no effort to check on the status of the flooded part of the bathroom or even to offer any sort of reimbursement for the broken water heater. The window in my roommate’s room was leaky every time it rained. We reported it every single time it… Read more… “Water Issues”
Living Hell
I signed a lease with Middletown near the end of July this year for a unit within a triplex that they claimed would be ready on the 15th of August. The gentleman who I spoke to (Quenton) told me that it was urgent that I sign the lease as soon as possible because the unit was in high demand, and that someone else was going to take it if I didn’t sign by the end of the day. I was moving from Indianapolis, so I was eager to have everything ready and planned out. I needed to move in that weekend because I was starting my first year at BSU the following Monday. Because someone was occupying the unit at… Read more… “Living Hell”
Middletown sucks
after moving into this apartment complex (Cardinal Pointe, 808 west riverside ave muncie indiana 47303) in the summer of 2023 with a good friend of mine who attends Ball State College, everything seemed perfect besides the fact that the apartment was a little rugged. expected as this is a college town. Things quickly started to fall apart in the apartment such as the sink being clogged and the garbage disposal did not work, the spout to my bathtub was out of the wall, the heat was on 24/7 and didn’t get turned off until june 2024 (well into summer where in muncie temperatures hit close to 90 degrees). Even after putting in multiple requests to get these issues handled, the… Read more… “Middletown sucks”
Critters, Lack of Privacy, Fines and Lies
In 2020-2021 we initially signed a lease with a different company, but about 1 month into the lease Middletown purchased the property. They so graciously said they would “honor” our precious lease, as if that’s not ready the law. Note that because of this they had not seen the unit before purchase and did not know the condition it was in before we signed, however on our lease we included a list of pre-existing damages to the walls, paint, fixtures etc upon our move-in. Flash forward to move out, after my roommates and I scrubbed floors walls, cabinets, and all surfaces we were charged close to $600 for “cleaning and damages”. Along with this, they decided to keep our move-in… Read more… “Critters, Lack of Privacy, Fines and Lies”
Leaky roof
My husband and I moved it a little over a year ago. Before we moved in they said that the house wasn’t up for rent because they needed to fix something. A few weeks later they contacted us and said we could move in. When we moved in we realized the bathtub didn’t drain properly, we couldn’t access our garage for months because there was a trailer blocking the door. When it rains it pours in from both front corners of the house where they had attached the porch. I have made multiple phone calls and maintenance requests saying they were going to come look at it and fix it. But no one has even came to look at it.… Read more… “Leaky roof”
We Are Purely NUMBERS
From the rodents and pests, to my light hanging from the roof, to mold and leaky ceilings, MiddleTown has done it all. They never clean the hallways, reeks of cigarettes and dog piss!! A man walked in on without knocking while I was in my home!!! So bizarre!!! They doooo not care and had the nerve to raise rent and require valet trash! These people make me sick. They don’t take me serious and my air purifier is constantly on red because I’m living with mold!
Thanks for nothing
We were renting through private landlord, paying $600 a month. He passed and Middletown took over. They decided to raise rent come September when we were to sign new lease. The last day of August we received a notice that they weren’t renewing our lease because they wanted to ‘renovate’ the house, so we had til Sep. 29th to be out. Someone new was in with in 2 months. So what ‘renovations’ did they do that in less than a month that we couldnt stay in the home? Now getting 1200 a month out of home. They are trying to charge us for all things they had to do in home once we left. We never signed a lease with… Read more… “Thanks for nothing”
Disrespectful Through and Through
When I moved in to my apartment it hadn’t been cleaned at all. The floors were sticky, there was rotten food still in the cabinets, and the walls were littered with painters tape marking spots that needed repairs. There was water damage in the ceiling above the main entrance that had been painted over, and there was trash littering the yard even though both trash cans were full from whoever lived there before. This house we were renting has 2 washers and dryers, and neither set worked upon our arrival. Our basement had flooding in it from a dehumidifier that had been poorly maintained and broke, which caused mold to appear in some spots. When we requested for MiddleTown to… Read more… “Disrespectful Through and Through”
Fed up
I’ve been trying since the end of February to get my kitchen floor fixed and they still haven’t fixed it. Haven’t fixed the water softener so it will work!! Carpet was dirty when I moved in but they came and cleaned it after I complained. Still waiting for a roof to be put on my front porch that the tornado took off in March and without a roof the railings on the porch are very wobbly!! Now my central air is on the fritz so it probably won’t get fixed either and the garage roof has 3 spots that are leaking when it rains!!!
Bed bug rental
We were moved into a rental that we learned after moving everything into that it was infested with bed bugs. All expenses minus heat treating was covered by us & we submitted the rental rectification for over $2000. They came back and are settling for $500. They also are denying paying for us to replace the master bed where most of the bugs were found because the exterminator did not find “residue” but over 10 alive bugs on our mattress that had been there less that 24 hours.
No Heat for 2 years
I first moved into a middletown property group apartment in 2022. The apartment was fine other than the bathroom had not been sealed to the building so rain came through like a waterfall. However, what made the place terrible was that the heat didnt work. I called their maintenance several times and never got it fixed. It got so cold in there ice grew on the walls forcing me and my cats to crouch together and hope not to freeze. Eventually I moved into a house owned by middletown property group in muncie where i currently reside. The same issue here. I have no heat. Each time a tech comes to fix it he looks at and leaves and middletown… Read more… “No Heat for 2 years”
Even MTPG Employees Don’t Like MTPG
I used to work for MiddleTown. If you have a minute, I recommend reading the company reviews on Indeed. Not only are the majority of the reviews from tenants negative, but so are the majority of reviews from people within the company. I can corroborate the allegation from these reviews that there is an incredibly high turnover rate. Sometimes entire departments would essentially be replaced over the course of several months. I witnessed multiple departments disappear because everyone in them quit and the executive team decided not to replace them. One of those departments was HUMAN RESOURCES. At the time of my departure, they had no HR and no plans to replace the HR team that quit months before. MTPG… Read more… “Even MTPG Employees Don’t Like MTPG”
Window pain… and mold
I rented from BSU rentals (owned and managed by Middletown Property Group) in 2018-2019. The address was 224 North Martin Street In Muncie, IN. A few smaller issues I had previously to the bigger issues I faced were misplacing of the rent I paid, which was required through a moneygram payment in person. They misplaced 3 of my rental payments on $800 and I had to fight with them over it, ultimately having to repay those funds. Along with this, they refused to contact USPS to replace the parcel mailbox key. This led to having multiple packages I ordered being trapped in the mailbox for 2 months. They also never replaced my regular mailbox key, so I was forced to… Read more… “Window pain… and mold”
Poor Installation and Maintenance Almost Burned My Unit Down
I moved into a Middletown property in early 2024, and the HVAC system was improperly installed. After around 3 months of living there, condensation that had gathered from a clog poured out onto exposed wires on the water heater and into the internal mechanisms of the water heater. We had to call the fire department, because it happened after the office was closed on a Friday. When the fire department got there, they shut off the hot water and air conditioning in the middle of a heat wave. The following day, Saturday, we called the emergency maintenance number, and hours later when the maintenance man arrived, we were hounded to “just call the office” (which was closed).
Negligence and greed at its poorest
MTGP has consistently been an unreliable and deceitful company. I have had necessary emergency maintenance requests not only ignored, but I have had them deleted by the company themselves! The ceiling caved in in my unit and it took two weeks until anything was done. I had to contact more than one agent (which makes sense given the nature of the damage) but my request to actually fix the damage was deleted by the company and I was not informed. Not only that but upon discovering that there was a cave in, I had to call the emergency line no less than 3-4 times. I placed another request to fix the screen door that catches wind and doesn’t latch properly… Read more… “Negligence and greed at its poorest”

Moved into a dog kennel
The place I moved into reeked of dog and all of the carpet was absolutely caked in fur. It’s genuinely like they didn’t bother to vacuum the place which is insane because the pet deposit is non refundable and it was so obvious they didn’t use any of the previous tenant’s deposit to clean up the place. We had to vacuum over it several time and carpet clean and the place still doesn’t smell totally right. I called them to complain and they wouldn’t let me talk to the actual property manager and just told me that he said I would get nothing for the free cleaning I gave the place. All I asked was that they waive my current… Read more… “Moved into a dog kennel”

I have not spoken to anyone from MiddleTown Property Group/BSURentals.com since December 29th at 11:44 am. I have called over and over and over again over the course of days. I have left message after message after message over the course of days. Not a single attempt has been made to reach me or my mother. Not a phone call. Not an email. Not a message delivered by carrier pigeon. Zip. Zilch. NADA. We were told when we left the apartment that we’d be out for 2-3 days while they remedied the situation.
